Covenants and Bylaws

Our Homeowner's Association is a non-profit corporation registered with the State and managed by an elected Board of Trustees. The purpose of the Association is to maintain all common areas and to govern the community in accordance with the provision of the Declaration of Covenants and the Code of Regulations.

Covenants, Conditions and Restrictions (CC&R)

The CC&R details each owners’ property rights and the conditions on use of their property, and their rights and obligations to the association. These covenants, conditions, and restrictions are for the benefit of each owner of land in the subdivision and is to ensure the neighborhood remains highly sought-after and binds the new homeowners with these same interests.

Code of Regulations

The Code of Regulations details the operations and management of the Homeowners Association. The purpose of this legal document is to administer and enforce not only the contents of the code of regulations, but also any other binding records (i.e. Covenants and Restrictions, Pool and Grounds policies) that are in use. The Code of Regulations is put in place to protect the integrity and preservation of the Fairways at O’Bannon Creek subdivision.

The code of regulations consists of, but not limited to the following:

  • Formation and duties of the Board of Trustees
  • Description of Assessments and Dues
  • Meeting and voting requirements of the Board of Trustees and/or Neighbors
